Construction Anticipated at Harper Square at 113-21 South 19th Street in Rittenhouse Square, Center City

One of the most exciting development proposals on Philadelphia’s drawing boards is Harper Square at 113-21 South 19th Street in Rittenhouse Square, Center City. Designed by DAS Architecture and Planning and developed by Pearl Properties, the slim skyscraper is planned to rise 620 feet and 52 stories tall. The 267,874-square-foot structure will hold 215 residential units and 30,180 square feet of commercial space and incorporate existing historic buildings into the base. So far, only a preliminary approval permit had been issued, meaning that construction must await further permits to start, yet we still saw it fitting to visit the site of the proposal to document its current condition, which we share in the photos below.

Excavation Underway at 210 South 12th Street in Midtown Village, Center City

A recent site visit by Philadelphia YIMBY has revealed that excavation is well underway at a 366-foot-tall, 32-story residential tower proposed at 210 South 12th Street in Midtown Village, Center City. Designed by Rogers Stirk Harbour + Partners (with BLT Architects as the architect of record) and developed by Midwood Investment & Development, the building will span 401,870 square feet of interior space and offer 378 rental units, as well as ground-level retail and parking for 96 cars and 130 bicycles. Permits list construction costs at $111 million.

A recent site visit by Philadelphia YIMBY has discovered sustained construction progress at 1620 Sansom Street in Rittenhouse Square, Center City. Designed by Solomon Cordwell Buenz and developed by the Southern Land Company, with the Hunter Roberts Construction Group as the contractor, the 340-foot-tall, 28-story tower will offer 306 residential units, while the ground-floor commercial space will further enliven the already vibrant local streetscape.

Construction Complete at One Cathedral Square in Logan Square, Center City

A recent site visit by Philadelphia YIMBY has confirmed that construction work is generally complete at One Cathedral Square, a 244-foot-tall, 23-story condominium at 1701 Race Street in Logan Square, Center City. Designed by Solomon Cordwell Buenz and developed by the Exeter Property Group and the Archdiocese of Philadelphia, with Hunter Roberts Construction Group as the contractor, the building will span 251,779 square feet and feature 273 rental residences, as well as ground-level retail space and landscaping. The construction cost is listed at $86 million.

Construction Anticipated at Two Cathedral Square in Logan Square, Center City

Last year, plans had been unveiled for Two Cathedral Square, a 470-foot-tall, 34-story mixed-use commercial and residential tower proposed at 227 North 18th Street in Logan Square, Center City. Designed by Solomon Cordwell Buenz and developed by EQT Exeter, with Studio Bryan Hanes behind the landscape design, the 700,000-square-foot-plus building is part of Cathedral Square, a redevelopment master plan for the block-sized archdiocesan campus around the iconic Cathedral Basilica of Saints Peter and Paul. The building will offer 450,000 square feet of office space on floors two through 14. Luxury residential space will span 250,000 square feet on floors 15 through 34. The ground level will feature 4,500 square feet of retail. No permits have apparently yet been filed, so we did not expect to see any construction progress at the site, yet we still recently paid a visit to the location to check on its status, as we show in the photos below.
