The 26th entry on Philly YIMBY’s December 2020 Development Countdown is the 315-foot-tall, 24-story tower proposed at 702 Sansom Street on Jewelers’ Row in Market East, Center City. Developed by Toll Brothers and designed by SLCE Architects, the property is located at the southwest corner of Sansom Street and South 7th Street, half a block to the north of Washington Square and a block west of Independence Hall. Our recent visit to the site revealed that no progress has been made at the site after the demolition and excavation.

Vertical Extension to Add 19 Stories to 1810 Chestnut Street in Rittenhouse Square, Center City

At number 27 on Philly YIMBY’s December 2020 Development Countdown is the vertical addition proposed at 1810 Chestnut Street in Rittenhouse Square, Center City, which will add a slender 19-story structure atop an existing Freeman Auction House, bringing the total to 312 feet and 25 stories in height. Designed by Eric Leighton of Cecil Baker + Partners Architects and developed by Astoban Realty Group, the proposal will preserve the original prewar building’s façade and use the lower floor space for a commercial tenant, resident/tenant storage, parking, retail, and amenity space. The new tower will feature residential space, with the floors 20-24 split into two penthouses beneath the mechanical level at the 25th floor. Philly YIMBY’s recent site visit has revealed no progress at the moment, though a construction permit was issued on November 24.

2301 John F. Kennedy Boulevard Set For Construction in Center City West

At number 28 on Philly YIMBY’s December 2020 Development Countdown is the curvy mixed-use tower proposed at 2301 John F. Kennedy Boulevard in Center City West (alternately Logan Square). Designed by Gensler and developed by PMC Property Group, which is responsible for several developments in the area, the 303-foot-tall, 22-story building will rise on a vacant lot to the north of the iconic PECO Building. The triangular lot is an improbable location for a high-rise, especially one that will make a noticeable impact on the Philadelphia skyline, as it is located between the elevated John F. Kennedy Boulevard and the elevated rail line. The building will be primarily residential with some office space on the lower floors.

Construction Anticipated at 300 North Columbus Boulevard in Old City, Center City

At number 29 on Philly YIMBY’s December 2020 Development Countdown is the 290-foot-tall, 24-story building planned at 300 North Columbus Boulevard in Old City, on the Delaware River waterfront near the border of Northern Liberties. The 370,000-square foot building will yield 360 units and is designed by Handel Architects and developed by the Durst Organization, which recently won a bid to develop the gigantic Penn’s Landing Redevelopment a few blocks to the south. Philly YIMBY’s recent site visit revealed no construction at the site, although there are signs that work may begin soon.

YIMBY’s Annual Development Countdown Kicks Off with 20th+Arch Proposed in Center City West

Philadelphia YIMBY is launching its first annual December Development Countdown of the 31 tallest buildings proposed or under construction in Philadelphia. Number 31 on the list is 20th+Arch, a 260-foot-tall, 15-story office building planned at 2000 Arch Street in Center City West (alternatively in Logan Square). Developed by Parkway Commercial Properties (aka the Parkway Corporation) and designed by L2P Architects, the building will offer roughly 400,000 square feet of office space. No construction work has yet taken place.
