A recent site visit by Philadelphia YIMBY noted that construction work is nearing completion at a 275-unit mixed-use development underway at 4301 Chestnut Street in Spruce HillWest Philadelphia. Designed by JKRP Architects, the structure rise seven stories and will feature 30,300 square feet of retail space on the ground floor. The residential space will total 147,562 square feet. Amenity space on the second floor will span 3,278 square feet, with 7,895 square feet of common space on the ground floor. A 6,055-square-foot roof deck will be located at the top of the building. An underground garage will hold 75 parking spaces, with two expected to be handicap accessible, one set to be van accessible, four for electric vehicles, and two interior loading spaces. Permits list Turn Key Realty as the contractor and indicate a construction cost of $15 million.

A recent site visit by Philly YIMBY has revealed no signs of construction at the site of a mixed-use project proposed at 3900 Main Street in ManayunkNorthwest Philadelphia. Designed by SgRA Architecture, the development will include three new buildings spanning 178,619 square feet and holding a total of 120 residential units. The proposal also includes retail space, a 28,803-square-foot basement level with parking for 52 cars, and space for 40 bicycles.

Philly YIMBY’s recent site visit has observed that construction work is complete at a four-unit mixed-use development at 709 South 50th Street in Cedar ParkWest Philadelphia, which received permits last September. The development is located on the northeast side of the block between Willows Avenue and Pentridge Street. Designed by CANNOdesign, the building will rise three stories (four if including the third-floor mezzanine), span 4,990 square feet and feature commercial space on the ground floor and a roof deck. Permits specify PMC Construction & Development as the contractor. Construction costs are specified at $437,000.

Construction Still Not Started at 4401 Ridge Avenue in East Falls, Northwest Philadelphia

A recent site visit by Philly YIMBY has noted that construction has yet to commence at a 175-unit mixed-use development planned at 4401 Ridge Avenue in East Falls, Northwest Philadelphia. Designed by Oombra Architects and developed by Atapco Properties, the development will span 178,837 square feet and feature 34 studios, 117 one-bedrooms units, and 34 two-bedroom apartments. A total of 4,760 square feet of commercial space will be located on the ground floor on Ridge Avenue, as well as 2,200 square feet of outdoor space. A 8,100-square-foot roof deck and a 3,400-square-foot green roof will be located atop the building. The project will also offer parking for 189 cars and 62 bicycles.

The complex will hold a total of 418,480 square feet of space and include 426 residential units.
