Philadelphia YIMBY’s recent site visit has noted that demolition work has still not begun at the site of a proposed seven-story mixed-use building at 1321 North Front Street in Fishtown, Kensington. Designed by NORR, the building will span 31,167 square feet and will contain 2,545 square feet of retail and 36 apartments. Permits list East Columbia and Memphis Avenue. as the owner, Peroni Management Inc. as the contractor, and a construction cost of $4 million.

Updated Renderings Revealed for 6528 North Broad Street In West Oak Lane

Updated renderings have been revealed for a new mixed-use development located at 6528 North Broad Street in West Oak Lane, North Philadelphia. The new building will rise seven stories tall, with a commercial space in the ground floor and second floor. The space, slated to be used as a restaurant, will span 9,184 square feet of space on the ground floor and 3,515 square feet of space in the second floor. The structure will contain 65 age-restricted residential units, with 42 of these units designated as affordable housing. These residential units will span a total of 50,704 square feet of space. There will also be 20 parking spaces included within the project. Parallel Architecture Studio is the firm responsible for the project’s design.

A recent site visit by Philadelphia YIMBY has observed significant construction progress at a six-story mixed-use development with ground-level retail and 107 residential units at 23 West Girard Avenue in Olde Kensington. Designed by JKRP Architects and developed by Girard Real Estate LLC, the project will span 104,160 square feet and will feature parking for 28 cars and 47 bicycles, full sprinkling, and a roof deck, which, given the building’s future prominence over the surroundings, will likely offer panoramic views of the Center City skyline. Permits list Benchmark Construction Group Inc. as the contractor and specify a construction cost of $21.5 million.

Permits list Ferraro Construction Group LLC as the contractor and specify a construction cost of $4 million.

The new building will replace a parking lot situated on a block bound by North Delaware Avenue to the southeast, Frankford Avenue to the west, East Allen Street to the north, and Sarah Street to the east. Designed by CANNOdesign and developed by the Archive Development, the structure will span 69,160 square feet, which will include 4,374 square feet of commercial space on the ground floor. Residential amenities will include elevator service, a roof deck, and parking for 26 bicycles. Permits list the Tester Construction Group as the contractor and specify a construction cost of $12.95 million.
