Designed by HDO Architecture, the project will rise directly on the Delaware River waterfront and will include a pedestrian promenade at the ground level. The structure will span 187,636 square feet of gross floor area and will offer parking for 57 cars and 66 bicycles.

A Detailed Look at the 27-Story Tower Planned at 300 North Christopher Columbus Boulevard in Northern Liberties

After years of dormancy and inaction, numerous developments along the Delaware River waterfront are finally having their permits issued, which puts them on direct track toward construction. One of the most exciting among these is the project planned at 300 North Christopher Columbus Boulevard in Northern Liberties. Designed by Handel Architects and developed by The Durst Organization, the project will feature a 27-story, 360-unit tower rising next to a brand new public space. A construction permit was issued for the project in November of last year, and another, more comprehensive one, was issued in August of this year. Earlier this month, a YIMBY site visit observed a large amount of recently-placed material and equipment at the site, although it is not certain whether it is intended for the building’s construction. Today we take a closer look at the building’s design its future contribution both to the neighborhood and to the skyline at large.

Permits Issued for Three-Story Vertical Extension at 223-25 Market Street in Old City

Permits have been issued for a multi-family addition above an existing building at 223-25 Market Street in Old City. Currently, the building stands three stories tall. Designed by the Atrium Design Group, the addition will upgrade the height up to six stories ant the interior area to 23,685 square feet. A commercial space will be added to the ground floor, while the upper floors will hold 22 residential units. A roof deck will be made accessible via a pilot house. Construction costs are estimated at $3.5 million.

Philly YIMBY’s recent site visit has revealed no signs of construction at the large, block-sized lot slated for a 149-unit residential development at 801 North 19th Street in Francisville, North Philadelphia. Designed by NORR, the complex will consist of a five-story, 115-unit apartment building as well as 34 three-story townhouses clustered around an interior courtyard and parking lot. The 104,596-square-foot multi-family building will offer units spanning between 498 to 1,004 square feet, an amenity area situated at the fifth floor, and 52 parking spaces in a basement garage.

Designed by SITIO Architecture + Urbanism, the building will feature total 67,342 square feet of floor area, commercial space on the ground floor as well as nine off-street parking spaces will also be included with the project, of which one will be accessible and three reserved for car sharing. A total of 30 bicycle spaces will also be included. Construction costs are estimated at $13,000,000.
