Permits have been issued for the construction of a four-story, ten-unit mixed-use building at 1114 South 12th Street in Passyunk Square, South Philadelphia. The building span 8,239 square feet and feature commercial space on the ground floor. Construction costs are listed at $1.07 million.
The new building will replace a vacant lot, one in a short supply within the surrounding neighborhood. The lot is surrounded by a fairly fresh wooden fence and therefore largely invisible from the street, though there is nothing incredibly notable inside anyway.
The site is just steps to the south of Washington Avenue, a magnet for new density and mixed-use development. Though much of the Passyunk Square neighborhood sits within relatively limiting zoning, there are pockets where larger scale projects such as this are able to proceed more easily. The addition of a commercial space and ten residential units in this location is huge for the surrounding area, strengthening other businesses and the overall walkability of the neighborhood. It would be fantastic to see similarly scaled projects delivered on other like properties.
No completion date is known for the project at this time, though construction may be finished by 2023.
