Permits have been issued for the construction of a multi-family development at 2401-03 North 3rd Street in West Kensington. The building will rise three stories tall, with a roof deck situated at the top. There will be three residential units within the building. In total, the structure will span 3,853 square feet of space. Anthony Maso Architecture and Design is the listed firm behind the project.

The new building will feature a simple and practical exterior, similar to many other newer buildings found in the surrounding area. Brick will rise the full height of the structure, covering the majority of the 3rd Street-facing side of the building. A boxy bay window will jut out from the structure on the second and third floors, clad in metal paneling. All other sides of the building will be clad in siding.

The new development will be replacing a vacant lot, one of many in the immediate vicinity. The property consists of a grass lawn with multiple trees, so it will be somewhat unfortunate to see the loss of this tree canopy, but hopefully the new development will be able to incorporate street trees into its design. The surrounding block certainly bears the wounds inflicted in many Philadelphian neighborhoods during their post-war decline, though new development has began filling vacant parcels and returned residential density to the neighborhood.

This building will further contribute to this positive trend, adding three residential units to a property that is currently occupied by none. With rail transit food not far to the east and a variety of bus routes passing through the area (plus considering the site’s walkable location), this density increase is certainly justified and will hopefully be replicated nearby.

No completion date is known for the project at this time.
