Renderings have been revealed for a five-story, 60-unit multi-family development proposed at 1321-25 North 5th Street in Olde Kensington. Designed by HDO Architecture, the new building will feature space for 25 bicycles and 13 cars, one ADA compliant.
The new building will feature a neo-traditional exterior that has become a popular design trend for other developments throughout this surrounding area. Brick will comprise most of the street-facing exterior, though brick-colored hardie plank siding will be used on the less prominent portions. One section of the facade will also feature light green color siding as an accent. The structure will make use of industrial-styled windows that are surrounded with black cladding, with windows on prominent facades also featuring archways that act as an interesting design feature. An unfortunate drive aisle creates two curb cuts at street level and does not make for the most inviting and urban-forward street presence.
The new building will act as an addition to an existing building housing 32 residential units, meaning there will be 92 residential units in site when work is completed. The building will replace a lower-slung, one-story industrial building plus some vacant land instead. The industrial building won’t be much if a loss for the neighborhood at all, was its dull gray facade is no match for some of the more attractive and older formerly industrial buildings in the area (Such as the Umbrella Building just to the north).
The site sits in a great location, and is one of the few large under-developed land parcels in this southern portion of the neighborhood. Girard Avenue is just a block to the south, and behind that Northern Liberties. Front Street, meanwhile, is a short walk to the east, with Frankford Avenue not much farther, meaning that there are plenty of businesses and restaurants within striking distance from this site. The Market-Frankford Line serves this neighborhood at the intersection of Front Street and Girard Avenue, providing solid transit access to Center City and University City.
The new development will be a great improvement for the site. The added 60 residential units makes plenty of sense here, considering its accessible location and the increasing demand for this entire section of the city. Between Olde Kensington, Northern Liberties, and Fishtown, this area is seeing some of the highest amounts of development in the entire city, with thousands of residential units being proposed and constructed, turning it into of the densest non-downtown locales in Philadelphia.
