Renderings have been revealed for a 120-unit mixed-use development proposed at 2024-32 North 22nd Street in Cecil B. MooreNorth Philadelphia. Designed by Oombra Architects, the building will rise five stories and feature 10,567 square feet of commercial space on the ground floor. The residential component will span a total area of 49,423 square feet. The units will be offered to mixed income seniors aged 55 and higher. A courtyard at the center will span 1,662 square feet, and a 1,991 square foot garden terrace will be included. Parking for nine vehicles and 28 bikes will also be offered.

The new development will feature a practical exterior nearly entirely clad in gray metal paneling, mostly on the upper four floors. The ground floor will see pleasant wood-styled paneling and floor-to-ceiling windows which create a somewhat more engaging street presence. This wood paneling will also act as an accent throughout the rest of facade, and may be found at balcony indentations in the otherwise purely rectangular massing.

Street trees will be planted around the base, which will certainly improve the streetscape. Some tree and garden space will also be included at the interior courtyard, and there will even be a green roof atop the structure. The unfortunate presence of a curb cut to access interior parking space will be the only setback to an otherwise solid street frontage.

The new development is replacing an existing industrial structure. The building has fallen into disrepair over the years and has unfortunately become a blighted property. It is not too surprising to see the building meet the wrecking ball instead. Though its brick facade framing industrial windows held some potential for an renovation, with, possibly, an overbuild, its demolition is overall not too unfortunate for the neighborhood.

The development is a definitive improvement for the site, as it adds hundreds if residential units and commercial space in place which currently houses none. While the design is rather understated, it is also one of the first major projects to take place in this location in quite some time.
