Permits have been issued for the construction of a five-story, 17-unit mixed-use development at 1633-43 Ridge Avenue in Francisville, Lower North Philadelphia. The new building will feature commercial space at the ground floor as well as on the basement level. In total, the structure will span 22,892 square feet of floor space.
The triangular site means that the building could take on a “flatiron”-styled design which has been seen along Ridge Avenue as well as other thoroughfares in the city such as Passyunk Avenue and Lancaster Avenue. The building will likely appear somewhat similar to the many other new building dotting the corridor, possibly feature some combination of brick and metal paneling.
The building will replace a vacant lot, one of the last remaining such properties remaining on the Francisville stretch of Ridge Avenue. The lot consists of a chain link fence separating the sidewalk from an unkempt grassy patch of land.
The location if the project, however, is rather interesting. The site sits at the intersection of three streets (Ridge Avenue, Ogden Street, and 17th Street), and as such sees lots of passersby daily. Transit access to the Broad Street Line is not too far away when following Ridge Avenue, while the Route 10 trolley may be accessed just a shirt walk to the north along Girard Avenue (though it is currently a bus service).
This project is simply the latest in a long line developments to be built in the neighborhood in recent times. Even less than 10 years ago, much of Francisville, and nearly all of Ridge Avenue, would be entirely unrecognizable, having been completely transformed by the construction of new multi-family and mixed-use buildings which have re-populated the once shrinking neighborhood. With such development, Ridge Avenue will hopefully develop into a stronger commercial corridor and help anchor additional infill in the years to come.
No completion date is known for the project at this time.
