Permits have been issued for the construction of a new multi-family building located at 2048 North Carlisle Street in the Temple University Area of North Philadelphia. Once completed, the new building will stand three stories tall, with three residential units. In total, the structure will span 2,400 square feet.
While no renderings are available for the project, it is likely that its design will consist of some sort of brick component, that could also be paired with metal cladding. In the surrounding area, developments typically either feature a flat exterior entirely coated with red or gray brick, or include a boxy bay window on upper floors that is rather coated in metal panelling. Unless this project proves to be an exception, this will likely be the narrative for this property.
YIMBY First brought this property to readers’ attention way back in October of 2020, when demolition permits were issued for a two story rowhome that resided at the property. That structure featured a fairly ornate brick facade that is similar to many other buildings throughout the neighborhood. Now, this structure as well as others directly to the south have been demolished, as new development moves onto the block.
Overall, the loss of the attractive rowhome is definitely not a trend that should continue throughout the city. A much better form of development would consist in the renovation of these historic and attractive structures, while perhaps a small-scale overbuild would add more height and density to like properties. Nevertheless, the increase of residential space at this per opt certainly makes sense, given that it is just a block off of Broad Street and within walking distance to all corners of the Tempe University campus.
No completion date is known for the project at this time.
