Permits have been issued for the construction of a four-story mixed-use development at 2514 North Front Street in West Kensington. Designed by Designblendz and developed by Vice Properties, the new building will feature two artist studios and artisan industries space at the ground floor and 18 residential units. The structure will span 17,432 square feet and will include a roof deck.

The new building will feature a modern exterior. At the ground floors, the structure will utilize gray brick, creating a pleasant street presence, and a row of dark gray metal cladding transitions into wood paneling on the upper floors. This paneling is also used as an accent on the ground floor. Two large vertical bay windows will see a mixture of white, gray, and wood paneling.

The new building will replace a vacant lot, which are fortunately decreasing in supply in the surrounding neighborhood. The property is sandwiched between older structures and new development, offering a glimpse at what much of the neighborhood looks like nowadays. Fencing separates the property from the street, though there is not much beyond this barricade; simply an unkempt concrete pad and unattractive grass lawn.

The site sits in a prominent location, situated on Front Street just north of where the Market-Frankford Line veers to the east. York-Dauphin Station sits within a short walk to the south in an area surrounded by a shocking amount of new development, with thousands of residential units being added in close proximity to transit.

The new development is such an obvious improvement for the property, replacing a largely useless and unappealing vacant lot with a modern structure that will provide the area with additional density. As the neighborhood continues to be enlivened with new businesses, restaurants, and people, it is easy to assume that more similar development will arrive to nearby under-used sites such as this property soon.

No completion date is known for the project at this time.
