Permits Issued for 4165 Mantua Avenue in Belmont, West Philadelphia

Permits have been issued for the construction of a three-story, four-unit multi-family development at 4165 Mantua Avenue in Belmont, West Philadelphia. The project will rise from a currently vacant lot situated on the north side of the block between North 41st and North 42nd streets. Designed by Plato Marinakos, Jr., the structure will span 5,554 square feet and feature a basement two roof decks. Permits list Yona Construction as the contractor and specify a construction cost of $700,000.

The structure will measure 15 feet wide and will be set back 12 and a half feet from the sidewalk, matching the existing street wall setback established by prewar rowhouses along the block. The structure will extend 78 feet long, leaving space for a nine-foot-deep rear yard. A 13-by-four-foot courtyard will feature an exit to the rear yard. The building will rise 30 feet high to the main roof, 34 feet to the top of the parapet, and 39 feet to the top of the pilot houses.

4165 Mantua Avenue will be the first new development on a rather remote block that has not seen new construction since the end of World War II. The development is a highly positive sign for the area, which has lost a considerable volume of housing stock in the postwar period and offers ample space for continued residential development.

The route 15 trolley runs two blocks to the north, across the railroad cut that sits directly behind the property. The route 10 trolley runs a bit further to the southwest. The two trolleys offer direct or near-direct access to University City, Center City, Temple University, and beyond. Fairmount Park may also be reached via an eight-minute walk to the north.
