Permits have been issued for the construction of a three-story, three-unit mixed-use development at 2323 East Cabot Street in Fishtown. Designed by Sanbar Design, the building will span 3,898 square feet and feature commercial space at the ground floor.

The building will feature a modern exterior which will be a nice addition to the block once completed. Renderings show the structure to be entirely covered in red brick rising the full height of the building. When facing the building, to the right side there will be a large vertical row of windows with a balcony space at the third floor. To the left, the windows are arranged into a grid, with building entrances at ground level. Perhaps the most noticeable design feature for the project, however, is the mural/mosaic at the side if the building that resembles a fish, undoubtedly a nod to the surrounding neighborhood.

The new building will replace a low-use property, which is somewhat of a rarity in this part of town nowadays. The property was used as a yard/outdoor space by one of the neighboring homes, and is blocked from the street by a white wooden fence. It was certainly well cared for, with effort going into improving its appearance and decorations, though it admittedly makes for a poor use of the space.

The property is located towards the edge of the neighborhood, close to Aramingo Avenue and I-95, two unfortunate hampers to the otherwise incredible walkable area. Nevertheless, the site is very much within the urban fabric of the neighborhood, and as such, the addition of a new commercial space and residential density makes plenty of sense, and will be a positive step forward for this block of Cabot Street.
