Permits have been issued for the construction of a new multi-family building located at 3114 North Broad Street in Nicetown-Tioga, North Philadelphia. Once completed, the building will rise three stories, containing six residential units. The building, designed by JLS Architects, will span 5,200 square feet of space.
The new building will feature a simple exterior that matches other new projects in the area. The building takes the form of a traditional rowhome, with brick coating the entirety of the facade. This brick will not be used on portions of the building that do not front Broad Street to save materials costs and potentially keep unit prices more affordable.
The structure will rise on what is currently a vacant lot. The property is one in a long row of vacant properties, creating a large grassy field on a site that once contained ornate and historic homes.
It is very positive to see properties like this one continue to turn over in favor of more dense residential development. Currently, the vacant lot contributes very little to the surrounding area, while the added six residential units from the new project will help restore the area’s original density. Ideally, additional projects similar to this will rise on the remaining vacant properties, helping to meet the growing residential demand in Philadelphia.
No completion date is known for the project at this time.
