Permits have been issued for a multi-family renovation at 1401 South Broad Street in the neighborhood of Passyunk Square, South Philadelphia. The plans call for the addition of four residential units to the structure, as well as a retail space on the ground floor. An addition will also be involved in the development, increasing the size of the structure. The existing structure is host to 3,554 square feet of space, and the 1,787 square foot addition will bring that number up to 5,341, a significant increase. Construction costs are estimated at $205,000.

The renovations will be done to a somewhat well-known rowhome on Broad Street in South Philadelphia. The building is on the comer of a row of homes known for their bay windows, which each home has a different color scheme on. The row has attracted many photographers and has become somewhat of a quiet, secret tourist destination, one of many hidden gems in the city. Since the row is known, it is obvious that the demolition of any of the homes would be devastating, so this is a major positive. The addition of a retail space on Broad Street and on a corner will help the walkability and pedestrian friendliness of the area, and the added density will be beneficial to supporting the many businesses and countless restaurants residing in the neighborhood.

The home itself is built primarily out of brick. An attractive gray cornice sits atop the structure and offers many small details. The bay windows on the home offers the same color and similar intricate details. Together, the two features serve as the most noticeable aspects of the design. The ground floor brings a boxy, gray-stone outcove in the structure that will likely be repurposed and modernized to make way for the retail space.

A timeline for the project is not known at this time.

    Has anyone seen what this building looks like now!? Please go visit and decide if it is still a “gem” in the city. This article was so far off from the hopes of preservation it wrote about. Who is the architect for this?
