Permits have been issued for the construction of a multi-family structure at 2409-13 North Hancock Street in Norris Square, North Philadelphia. Once completed, the building will hold six residential units. A total of two roof decks will be offered for building residents, each accessible through a roof deck access structure. The building will hold 7,760 square feet of space will cost $400,000 to build. Gnome Architects designed the building.
The future building will sit in the juncture of a small string of vacant lots. The added density will local support businesses. As development encroaches from neighborhoods such as East Kensington and Fishtown, the neighborhood will fill with new buildings and residents, a controversial change for original residents of the neighborhood concerned about higher cost of living, a very reasonable argument against certain developments, like a dead proposal for a 20-story residential tower at the corner of American Street and Berks Street.
Transit access is offered via the nearby York-Dauphin Station on the Market-Frankford line on the SEPTA station. No completion date has yet been announced for the project.
