The development spans the properties at 2115, 2117, and 2119 Spring Garden Street and consists of four proposed four-story townhouses, each offering indoor parking and a roof deck accessed by an individual roof access structure. CANNOdesign is responsible for the designs and Moonrise Construction LLC is listed as the contractor.
Permits list construction costs of $755,000 per unit, for a combined permit total of $3.02 million for the four. Each permit allocates $640,000 for general construction, $50,000 for excavation, $25,000 for electrical work, $20,000 for mechanical work, and $20,000 for plumbing work.

Individual permits address four Type V-A townhouses, each classified as a Group R-3 single-family dwelling situated in the RM-1 zoning district. Construction area will span 892 square feet in Unit A, 850 square feet in Unit B, 908 square feet in Unit C, and 908 square feet in Unit D. Units A, B, and C will each offer a garage with two parking spaces, while Unit D will feature one parking space.

The development will offer garage parking at grade, a shared covered drive aisle, a front-door pedestrian alley situated perpendicularly to the street, bicycle parking, a relocated curb cut, a proposed street tree, and a six-foot fence along the rear. The roof plan shows one roof deck and one pilot house for each unit, with each pilot house listed at 124 square feet.
