Permits Issued for Five Townhomes on the 2200 Block of Wilder Street in Point Breeze, South Philadelphia

Permits have been issued for the construction of five rowhouses on the 2200 block of Wilder Street in Point BreezeSouth Philadelphia. Each home will stand two stories tall, with approximately 1,050 square feet of space. Construction costs are estimated at $102,500 for each property. The homes will stand at 2220 Wilder Street, 2222 Wilder Street, 2239 Wilder Street, 2241 Wilder Street, and 2243 Wilder Street.

The sites for the individual townhomes are scattered throughout the block, rather than situated adjacent to one another, like the majority of current townhouse developments throughout the city. Each of the properties is currently a vacant lot, so no buildings will be demolished to make way for the project. The former buildings at each site were torn down during the post war decline of the neighborhood, a decline that is now being reversed.

Recently, Philly YIMBY shared a development on the 2200 block of Cross Street, also in the neighborhood of Point Breeze. That project shares many similarities with this where the homes are set to rise scattered throughout the block with each one replacing a vacant property. That development will make the block fully intact once again.

While the five townhomes in this development won’t reduce the number of vacant properties on the block to zero, they will significantly decrease the number of vacant properties, helping to fill in the block and allow the neighborhood to reach its former density. The homes sit just a couple of blocks off of Point Breeze Avenue which is poised to take off as a major commercial corridor in coming years with many planned developments.

No completion date is known for the project at this time, though construction may be finished by 2022.
