Permits Issued for Five Townhouses at 924 Beulah Street in Bella Vista, South Philadelphia

Permits have been issued for the construction of a townhouse complex at 924 Beulah Street in Bella VistaSouth Philadelphia. The complex will include five homes in total, each rising four stories tall. Permits list each home to total just over 3,000 square feet of space, with construction pricing coming in at $250,000 apiece. Rich Villa is listed as the project’s design professional, with KNE II LLC listed as the contractor.

The new homes are replacing a former two story building that stood as a part of the neighboring church’s complex. The northern face of the structure donned a stone facade, reminiscent of a once very popular design style that can be found on many buildings constructed throughout the city. The remaining walls of the structure styled brick with minimal added details. Small windows were located in various locations throughout the exterior, while a small fenced-off concrete area with plants added more features to the property. More recent imagery of the property shows that this building has since been demolished in order to make way for the new project at hand.

The new development will be a welcome addition to the neighborhood, adding five more residential units to a property that is currently occupied by zero. We breathe a sigh of relief that the church next door was spared from any form of demolition or other major changes. The building is home to a key piece of neighborhood, city, and even nationwide history, being home to St. Mary Magellan De Pazzi Parish, the first national Italian Parish founded in the US, founded in 1852. Because of this notable fact, the structure has appropriately been deemed historic.

No completion date is known for the homes at this time, though it is possible that construction could be completed sometime in 2022 or 2023.

    Glad to see this project move forward. These were formerly listed as 710-720 Montrose St, subsequently subdivided and a zoning variance obtained (refusal was mostly for rear yard depth due to slightly shallow lots resulting from the parcel subdivision). The former parish house, which was harmonized to complement the historic church building, once housed the now-relocated Mario Lanza museum. Hopefully, the church is able to continue to engage the surrounding community in programming while generating funds to sustain the remaining church building itself.
