Permits have been issued for the construction of a four-story, 13-unit multi-family building at 2326-28 North 9th Street in North Philadelphia East. The development will feature parking for four cars (one of which will be accessible) and six bicycles.

Likely unsurprising given other developments in the area, this project will rise on a presently vacant lot. The property is one of a wide variety across the city which received beautification efforts that looked to fill in the quickly increasing amount of abandoned properties. For many years, such vacant parcels have been a constant presence in the neighborhood, though more recent times have seen these sites shift back to their historic residential uses. The property at hand has a mowed grass lawn with a single tree, separated from the sidewalk by a fence.

It is always a positive thing to see vacant lots transformed to multi-family properties, and this is fortunately something that has been happening en masse in the surrounding area. Not only are these poor land use examples being returned to more efficient uses, but the fact that many of these projects are not single-family homes but multi-family structures speaks to the dramatic increase of density happening here. With close proximity to Temple University and a variety of transit offerings, all of the density arriving in the neighborhood makes plenty of sense, and will hopefully encourage a stronger commercial presence in the area moving forward.

No completion date is known for the project at this time, though YIMBY will monitor progress on the development moving forward.
