The structure replaces a vacant lot at the northeast corner of Dickinson and South 22nd streets, a short block away from Point Breeze Avenue, the neighborhood’s primary commercial corridor. The structure will feature commercial space on the ground floor and in the basement, with two multi-level residential units above. Permits list Boostrap Bowtie 1031 Easy as the owner and Kumas Homes as the contractor. Construction cost is specified at $220,000.
The structure rises from a 946-square-foot ground footprint, with upper levels increasing in size via the use of cantilevers. The structure rises 38 feet high to the top of the main roof and around 48 feet high to the top of the two pilot house, which lead to private roof decks that offers sweeping skyline views. Each of the units spans three floors and offers large, sunlit interiors with hardwood floors.
The building’s modern exterior is plain, even severe, with spandrels of red-brown horizontal siding between select windows adding a sparse touch of color to an otherwise black-and-white palette. The paved rear yard, which lacks even a street-facing fence, adds to the structure’s sparseness. Still, its presence is a welcome one at the formerly vacant street corner, and the residents and commercial space alike promise to add vibrancy to the location, minimal as it may be.
