Permits have been issued for the construction of a three-story, four-unit multi-family development at 2347 North 6th Street in North Philadelphia East. The structure will yield 3,838 square feet, and will feature a cellar and a roof deck. Construction costs are listed at $250,000.

The new building will feature a modern exterior similar to other new scaled projects in the area. Brick will rise the entirety for the structure’s height, while a bay on the second and third floors will utilize siding. Large windows will be located on the upper floors, and a smaller window will be paired with a front door on the ground floor. The entryway will be slightly raised above the sidewalk, requiring front steps.

The new development will follow a similar pattern to nearly all other projects in the surrounding area, as it will replace a vacant lot that is sported from the street with a worn-down chain link fence, with an overgrown and haphazard lot behind.

The new development will be major improvement for the site. Filling in gaps left throughout the neighborhood in its postwar decline is a great process to witness, and the development at hand will help in this process. The added density will be useful as to attracting more commercial offerings in the future, and its walkable location in relation to transit and Temple University should make for a quite desirable location.

No completion date is known for the project at this time, though construction may be finished by next year.
