Permits have been issued for the construction of a multi-family building located at 1409 North 21st Street in Sharswood, North Philadelphia. Designed by MidAtlantic Engineering Partners, the new building will rise four stories and will hold 24 residential units and parking for 17 cars (one accessible) and eight bicycles. In total, the structure will span 33,322 square feet.

Unfortunately, there are no renderings or elevations available for the project, making its final design a mystery, though plans are available to provide some context. The building will be positioned at the corner of 21st Street and Master Street, while the 17 parking spaces will be found within a surface lot to the structure’s rear and create multiple curb cuts (one on 21st Street and one on North Lambert Street). It seems as though there could be some space reserved for greenery (trees, garden, etc.), and an outdoor patio space as well.

The new development will rise on what is currently a vacant lot, one of many in the area being redeveloped into affordable housing on affiliation with the Philadelphia Housing Authority (which is headquartered just blocks away). This particular lot is reall no different from the rest, with the remnants of previous beautification efforts still visible in the for, or the wooden fence which partially surrounds the property.

The new project will bring positive change to the property, returning it back to its intended residential use and providing the neighborhood (and city) with more affordable housing units. Given the property’s walkable location, however, the parking space included within the project seems unnecessary, and it is unfortunate that this space has to come in the form of a surface lot as well, as this space could be used for a more efficient land use.
