Philadelphia YIMBY’s recent site visit has observed that construction is nearly complete at a three-story, four-unit apartment building at 3825 Lancaster Avenue in Powelton VillageWest Philadelphia. The structure will span 3,272 square feet. Construction costs are listed at $400,000. Permits list Hussein A. Kazan as the design professional, and RJ Construction Services LLC as the contractor.

The new building replaces a vacant lot on the northeast side of the block between Baring Street and Hamilton Street, the only such gap on an otherwise intact block. The building makes for a fitting addition to its low-rise environment, matching the roof line of its neighbors, although the appearance of the curtain wall, which is yet to be installed, will ultimately determine whether it makes for a good fit, a consideration made particularly important by the fact that most of the surrounding built stock dates to the prewar period.

3825 Lancaster Avenue is an example of minor yet nevertheless much-welcome infill in a centrally situated location, which sits just two blocks north of the Penn Presbyterian Medical Center and the rest of University City. The route 10 trolley runs in front of the development along Lancaster Avenue; the 40th Street Station on the Market-Frankford Line sits several blocks to the southwest.

  1. there is an infection in Philadelphia regarding such infills. The proportions are off, the shapes of windows don’t make any sense…..Just rebuild the frigging historic rowhouse if you can’t make a facade!
