Renderings have been revealed for a new mixed-use development proposed at 5709 Cottage Street in Frankford, Northeast Philadelphia. The new building will stand four stories tall, yielding 96,613 total square feet of space. The majority of this space (79,724 square feet) will be allocated for residential uses, with the building slated to contain 81 residential units. The remaining space (12,889 square feet) will be used for structure’s 43 planned parking spaces. KJO Architecture is the firm behind the project’s design.
The new building will feature a modern exterior that is similar to other project delivered by The design firm. The cottage street facing portion of the building will be entirely clad in brick material of alternating patterns and shades. The facade features a ripple-like series of minor cantilevers which creates a unique massing that will look great upon completion. This theme of offsetting angles is also brought the ground floor facade, where planned garden space creates triangulated formations on the sidewalk which act to draw passersby towards the building’s pedestrian entrance.
To help save on construction/material costs, all non street-facing portion of the structure will see usage of siding and cement panelling materials. These materials will take on the same deep red hue as the brick exterior so as to help match with the surrounding area and not created an undesired contrast. Many units on these portions of the structure will also include balcony space, with units on the ground floor including small yard space.
The building will rise in a currently underused land parcel home to an interesting combination of building. To the southeast, the property is home to an auto mechanic, with a large garage structure and some surface parking as well. To the northwest of the site, however, there are three strange, one-story buildings surrounded by a chain link fence with barbed wire. None of the structures at the site feature attractive exteriors, and their demolition will not be a particularly unfortunate loss for the surrounding neighborhood.
The new building will be a major improvement for the site. The addition of 81 residential units in this location will be a massive boost for the site and surrounding neighborhood’s density, and the project furthermore represents one of the first and only major developments taking place in this part of town. Hopefully, the project proves successful upon completion, as there are plenty if other similar underused land properties which could also benefit from similar redevelopment.
No completion date is known for the project at this time.
