Construction Complete at 1429-31 Federal Street in Point Breeze, South Philadelphia

Philly YIMBY’s recent site visit has observed that construction work is nearing completion at a four-story, 42-unit mixed-use residential and commercial project at 1429-31 Federal Street in Point BreezeSouth Philadelphia. The development rises on the north side of the block between South Broad Street and South 15th Street. Designed by Vincent Mancini, the development will span 34,668 square feet and feature retail space at the ground floor, a green roof, and parking for 14 bicycles. Permits list Top Gun Enterprises as the contractor and specify a construction cost of $3.8 million.

The new building is notable for its astute black-trimmed and paneled sash windows; attractive, context-friendly red brick cladding on the ground floor; and an off-white horizontal treatment on the floors above, which alternates with black-paneled vertical sections (two of which cantilever above the street).

  1. That address, on Federal Street, between Broad and 15th, is *NOT* in the Point Breeze neighborhood. Please get a good map. Also, did you really mean “astute” or did you actually mean to express “austere”?
    Maybe you also need a good dictionary!

      What would it be, then? It’s south of Washington, so not grad hospital/SWCC, west of broad so not passyunk sq. For better or worse, point breeze today indicates the area bounded by broad/25th st (CSX Viaduct) and Washington/Moore.

  2. Any guesses on who the commercial tenant will be?
