Permits have been issued for the construction of a three-story multi-family building located at 927 North 42nd Street in Belmont, West Philadelphia. The structure will have three residential units spanning its total 2,960 square feet, with a roof deck at the top.

The new building will feature a simple and modern exterior that is similar to other new buildings in the surrounding area. The entirety of the ground floor will be coated in brick veneer, which will also rise up the building’s full height on the northern portion of the 42nd Street-facing facade. The upper two floors will also include some vinyl siding which will frame the windows on these floors.

The new building is replacing a vacant lot, one of a few on the block, a drab overgrown patch of grass. The property is sandwiched between two still-standing rowhomes, though other surrounding properties are also vacant.

The site sits in a solid location, within walking distance to many urban amenities. Lancaster Avenue runs a couple of blocks to the south, serving as the neighborhood’s key commercial corridor, while also offering trolley service via Route 10. Meanwhile, Fairmount Park sits several blocks to the north, offerings ample outdoor recreational space.
Overall, the development represents one of many projects helping breathe life into the area. The addition of three residential units where there are currently zero will help further repopulate the neighborhood and return it to its past density and success.
No completion date is known for the project at this time.
