Permits have been issued for the construction of a new multi-family development at 2007 North Croskey Street in Cecil B. Moore, North Philadelphia. Upon completion, the new building will rise three stories tall and contain four residential units. The structure will also contain a basement level and a roof deck. In total, the structure will span 3,465 square feet of space. JT Ran is the firm behind the project’s design.

The new building will feature a modern exterior that is similar to most other projects in the surrounding area. The exterior will primarily be comprised of brick, which will rise the structure’s full height and cover the entirety of the ground floor. On the second and third floors, siding material will rise in a central strip that occupies most of the space.

Perhaps unsurprisingly (considering the nature of most new development in this neighborhood), the new structure will rise on what is currently a vacant lot. The property is one of many lined up in a row on this block that have been combined as one large vacant property and have seen the same beautification effort that was repeated citywide at similar properties: a fence was constructed and separates the mowed grass lawn that comprises the entirety of the lot from the sidewalk.

Overall, the project is a big improvement for the property. It is pleasant to see this lot, which has been sitting vacant for many years, finally start to turn over and begin to repair the damage that happened in the mass exodus in this neighborhood and many others in the postwar era in Philadelphia. Adding four residential units at a site that currently houses none is a definitive step in the right direction in terms of achieving the repopulation that has began to happen in many neighborhoods across North Philadelphia.

No completion date is known for the project at this time.
