Permits have been issued for the construction of a mixed-use development at 2234-38 North Broad Street in the Temple University area in North Philadelphia. Upon completion, the building will rise five stories tall and will include a commercial space on the ground floor and 29 residential units above. In total, the building will hold 35,042 square feet of space and cost an estimated $3,636,000 to build.
The rendering shows a modern exterior that uses a variety of materials. Most notably, two shades of wood-styled cladding will rise up the front façade. On either side there will also be white cladding, adding texture to the upper floors. The base of the building will use gray brick, which will make for a pleasant street presence by the retail space and the entrance.
The building will replace a vacant property, the result of a recent tear-down. A chain link fence blocks the property from the street. The former building at the site was a dull, purely commercial structure comprised of red metal paneling and brick.
The new building will add density at one of the most important corridors in the city. The site sits on the block between West Susquehanna Avenue and West Dauphin Street, just steps away from the Susquehanna-Dauphin Broad Street Line Station, which offers prime transit access to locations throughout the city. The building also sits a short walk from the Temple University campus and will likely see many units filled as student housing.
The development was first unveiled in December of 2019, so it is reassuring to see the recent progress on the project.

This is a great project for North Broad. The first and critical step for its revival is to fill in these gaps on the corridor. Then the neighborhoods behind have more support for their revival. When you Google Earth North Philly, you can really get a flavor for how much green space there is in the heart of urban Philadelphia. Unfortunately it is the wrong kind of green space – excessive vacants.
Will Temple buy the Uptown theatre for its shows?

If the aliens landed and you asked them to identify the product of the more advanced society, in what world would the ET’s not choose the old theater?
Truly hideous. Looks cheap and mismatched. Agree with other commenter, its an insult to the neighboring theater.
I suspect the theater will be receiving upgrades in and out. Just about anything newly built in that area should be welcome by Philadelphians. (and yes, even aliens who happen to land there)
