Permits have been issued for the construction of a four-story, three-unit multi-family building at 2716 Cecil B. Moore Avenue in BrewerytownNorth Philadelphia. In total, the building will span 5,025 square feet. A pilot house will provide access to the roof for maintenance purposes. Construction costs are listed at $450,000 as per the permit.

The new structure will feature a modern exterior similar to most other new projects throughout the city. A boxy bay window will be located on the upper three floors, covered in metal cladding. Brickwork will frame the bay window on either side, although the ground floor will utilize cast stone materials.

The development will be replacing a vacant lot. This property is one of a variety that have seen beautification efforts, with a white fence separating a neatly trimmed grass lawn from the street. A tree will be torn down with the coming project. The building will share a wall with a three-story brick rowhome.

The added density in this location is a solid change that mirrors trends happening throughout the neighborhood. If the remaining surrounding its follow similar development levels, Brewerytown should see hundreds of added residents, piling onto an already surging population.

No completion date is known for the project at this time, though construction may be finished by 2023.

  1. Is this the best design…with the offset window below, the sad door, and the top to the bulkhead hanging over a foot (doesn’t protect from the rain)…..it’s all sort of sad…
