Permits have been issued for the construction of a mixed-use building located at 1613 Cecil B. Moore Avenue in Cecil B. MooreNorth Philadelphia. Upon completion, the new building will stand four stories tall, with a commercial space on the ground floor. The rest of the structure will hold 13 residential units. Cadre Design is the architectural firm behind the project.

The new structure will feature a simple and modern exterior, similar to other new projects in the surrounding area. Brick will be included at the ground floor, pairing with floor to ceiling windows at the commercial space to create a nice street presence. Above this, the viewer’s right of the structure will be coated in metal cladding, while viewer’s left looks to see the usage of vinyl siding.  These materials will not make the most incredible exterior in the area, though their practicality will help lower construction costs.

The new building is replacing a vacant lot, one of just a few on this prime trench of Cecil B Moore. The lot is nothing much to look at; it is simply a trash strewn and mildly overgrown parcel, though it does sit in quite a nice location. Temple sits just a  few blocks to the east, as does Broad Street, where one can access the Broad Street Line. Many businesses are situated on this stretch of Cecil B Moore Avenue, further increasing the location’s appeal.

The new building will be a major improvement for this property, adding significant density at a location that does not offer any existing residential space. The commercial space on the ground floor will add to the walkability and strength of the corridor, while the density upstairs will help support businesses. The development will likely be targeting the student housing market, with the convenience access to Temple University and transit along Broad Street.

No completion date is known for the project at this time, though construction may be finished by 2023.
