Permits have been issued for the construction of a mixed-use structure at 6808 Ridge Avenue in Roxborough, Northwest Philadelphia. Designed by Ingram/Sageser Architects, the building will rise five stories tall, with commercial space and parking on the ground floor, and 80 residential units on the upper floors. In total, the structure will span 84,691 square feet of space, and cost an estimated $4 million to build.
The new building will feature a simple, practical exterior. The majority of the Ridge-Avenue facing facade will be clad with red brick, save for a vertical row of stone that climbs to a rounded crown, bringing traditional style to the design. On the less visible sides of the building, the exterior will be covered in gray vinyl siding.
At street level, there will be one curb cut with the new project to provide access to parking. The ground floor commercial space will feature floor-to-ceiling windows, while the sidewalk will be lined with street trees, adding to the greenery on this stretch of Ridge Avenue.
The new building will be replacing a pair of older homes that resemble other building throughout the area. The twins each stand two stories tall, with attractive red brick exteriors modified over time, with each of their front porches removed in favor of additional interior space. While the structures were built for residential purposes, they are now occupied by commercial tenants, who also opted to pave over the front yard/garden space for parking. Overall, the loss of these buildings is not too significant or saddening.
Philly YIMBY last brought the project to readers’ attention in August when zoning permits were obtained for the lot consolidation necessary for the project’s construction. While that was a necessary step in the right direction, the permit being reported on here is the one that actually allows the building’s construction, meaning that the structure may start to rise at any time.

The building looks massively out of place! I would have guessed that the neighbor on the right might have sold too if they had seen the above photo! And how many parking spaces for automobiles? (which people still drive)
Not enough parking was the major complaint by residents.
Hopefully the developers listened to the residents and adjusted the height of the arch so trash trucks can fit through. Otherwise Ridge Ave will be clogged up with trash trucks out front.
