Renderings have been revealed for a large mixed-use development at 1000-10 North Delaware Avenue in Fishtown. The seven-story building will contain 4,670 square feet of commercial space at the ground floor, with 78 residential units on the upper floors. Designed by CANNOdesign and developed by the Archive Development Group, the building will span 69,160 square feet and include space for 26 bicycles.

The new building will feature a very attractive exterior. Belgian Gray brick will cover the entirety of the visible portion of the structure, rising all seven stories, with a cornice just above the second floor and atop the seventh floor. Industrial-styled and arched windows add to the old-era element design, with black window frames frames adding trendy modern finishes.

The building will feature an impressive streetscape, which is important at this location as it sits at the junction of Frankford and Delaware avenues, two of the area’s largest thoroughfares. At one entrance to the commercial space, renderings show a garden space, with elliptical planters containing modern art sculptures, plants, and trees, providing some welcomed greenery to the location. The floor-to-ceiling windows along the ground floor add to the welcoming street presence, as well.

The development starts looking even better when viewing what it will be replacing. Currently, the site is a run-down vacant lot, an asphalt and concrete pad that has somehow persisted at such a prominent location for a very long time. Directly adjacent to the property is the Delaware Avenue loop along the route 15 trolley service, which will be returning soon.

This project will not be CANNOdesign’s only work on the block. Just to the north along Frankford Avenue, work has recently completed on a separate 33-unit development with ground floor commercial space. That project’s attractive tan brick exterior with a sleek, curved corner and large windows will complement the project at hand, and together add more than 100 units and lots of commercial space to this stretch of Frankford Avenue.

The new development will be a massive improvement for this site. Adding dozens of residential units within a reasonably tall building makes plenty of sense at the location, and the large commercial space on the ground floor will hopefully attract a unique tenant. In such a walkable and transit accessible location, the lack of parking included here is actually a blessing rather than a negative, and seems appropriate given the surrounding conditions.

    Gorgeous! This should be the new standard for development in the river wards.

  2. Beautiful and timeless. Finally. City should use this as an example instead of the pod & sea box crap ocf and other developers are doing.
