Permits have been issued for the construction of a multi-family structure located at 825-27 Bainbridge Street in Bella VistaSouth Philadelphia. Designed by Ambit Architecture, the new building will rise four stories tall, featuring 15 residential units. A zoning permit calls for five bicycle spaces to also be included in the project. Many units will include balconies/decks, and there will be a green roof atop the structure. In total, the building will span 19,200 square feet. Construction costs are listed at $3.2 million.

The new building will feature an attractive, industrial-inspired facade along Bainbridge Street. Brick will cover the entirety of the front facade, with a triangulated crown adding to the street wall. Large pained windows will feature slight arches, adding an elegance to the design that will also be seen at its front entrance. Along the sides and rear of the structure, materials shift to gray vinyl siding to save on construction and material costs.

The new building will be replacing a low slung garage building that has more recently been used as an artist studio. While its lack of windows and one-story height are quite bland, the alternating murals coating the exterior added a charm and decorative aspect to the exterior. However, the structure is still a massive underutilization of the land, and its removal is a necessary step for the site’s evolution.

The new building will be a oasis improvement for this property, adding a significant amount of density into a small land plot. The attractive design will complement and match its historic surroundings, something not all projects are able to accomplish. The density within the building will be beneficial towards supporting surrounding commercial corridors such as South Street, and the lack of parking included with the project is a non issue considering the walkable nature of the area.

  1. I am not a proponent of “everything needs to be replaced with bigger & newer.” Losing the garage buildings and the murals that come with them will be a loss of charm in the neighborhood. It won’t be long until all cities look the same. Don’t we want a little uniqueness? The only things people will come to Philly for is the Liberty Bell and a cheesteak, which every other city is trying to copy now also.

      What are you talking about? Charm for who? A lot of these garages were built relatively recently and entailed tearing down bigger buildings as we ravaged our city to suit automobiles. These single story garages should definitely be replaced with something bigger. Why would we not want 20 more families / people in our neighborhood?

  2. No parking? Yes the neighborhood is walkable. No, many folks need cars to get around (to work, to travel, etc.)

  3. Bravo! Applause goes out to the developer for building something tasteful. Finally not a cheap box with crappy windows , terrible siding with no architectural identity/ purpose. Something actually blending in! Hopefully they add a gas lantern like the neighbors did!
