A recent site visit by Philly YIMBY has noted that foundation work is underway at The Royale, a four-story, 77-unit development at 6910 Ridge Avenue in Roxborough, Northwest Philadelphia. Designed by M Architects and developed by Stamm Development Group, the building will span 70,996 square feet and will feature underground parking and a green roof. Permits list Tester Construction Group as the contractor and a construction cost of $14 million.
The development is situated on the southwest site of the block between Parker and Paoli avenues, and replaces a rather attractive pair of prewar houses with covered porches, second-story bay windows, and gabled dormers on the third floor. While the demolition is unfortunate, the new development puts the lot to much more effective use, well-suited for one of the area’s main thoroughfares. The Wissahickon Valley Park is located within a 12-minute walk to the northeast, and the Ivy Ridge regional rail station is situated within a 20-minut walk to the southwest.

This is a terrible time to be a life long Roxborough resident, with all the buildings going up there is only so much room to PARK,DRIVE, in our once beautiful neighborhood. This city and our councilmen should be ashamed of themselves. There is no parking anywhere in, Wissaheckon,Roxborough,Manayunk,there is only so much room in a tiny community. God bless this community if there is a disaster no way out
You live in a city, most cities don’t depend upon driving, go to any European city, where you WALK and take public transit and bikes everywhere. Change is coming, its not up to you. if you want to drive everywhere go live in a suburb 🙂
