Permits have been issued for the construction of a two-story, six-unit multi-family development located at 2106 Harlan Street in Sharswood, North Philadelphia. Designed by Urban Practice, the structure will span 6,370 square feet.

The building will feature an exterior similar to other affordable housing developments in the area, with its relatively squat height and wider street front. The ground floor will include some brick, though most of the building will be coated with siding. The massing will alternate closer and farther from the street, with a triangulated and asphalt-shingled roofline.

The new development is replacing a vacant lot, one of many in Sharswood. The lot backs up to other new construction homes, showcasing the neighborhood’s recent increase in development. The lot itself is highlighted its large, mature trees, while the rest of it is just a grassy lawn.

If is good to see more infill Development arriving in the neighborhoods though this construction is less organic than other projects sitting on smaller lots. As with other affordable housing blocks, the project seems mildly suburban in form with its less space efficient design, though it is undeniably a great improvement for the area. The added density makes plenty of sense, given the proximity to corridors such as Ridge Avenue and Girard Avenue, and the transit found along said streets. Furthermore, adding more affordable units has grown increasingly important as real estate everywhere grows more expensive.
No completion date is known for the project at this time, though construction may be finished by early 2024.
