Permits have been issued for a four-story, four-unit multi-family development at 534 North 19th Street in Fairmount, North Philadelphia. Designed by CANNOdesign, the four-story structure will be separated into two halves, each with two residential units, making for four total condos spanning an area of 5,176 square feet.

Zoning diagrams available for the building are fairly vague, though they depict a design pretty in line with other Canno projects. The building will make extensive use of large windows, helping create an attractive design in the outside and brighter space in the inside. With Canno’s track record and the surrounding neighborhood environment, it is very likely that the structure will be clad in brick.

The development is replacing a small, row house-sized surface lot. In the past, a house stood on this lot, likely with an elegant brick exterior like seen elsewhere in the neighborhood. The parking is made accessible from Wilcox Street, the small alley that will provide additional visibility for the development at hand once completed.

The development is a certain improvement for this property. The removal of one of the few underused parcels in the enTire neighborhood is a huge win on its own. The added four residential units is just an added win, as some much welcomed density will be provided here. The density makes plenty of sense in this location, with access to Center City to the south and Fairmount Avenue to the north, all within walking distance. The added residents will help support surrounding businesses and will strengthen the nearby corridors.
No completion date is known for the project at this time, though construction may be completed by early 2023.
