Residential building permits have been issued for the construction of a three-story two-family residential building at 861 North 15th Street in the Fairmount neighborhood of lower North Philadelphia. The new structure will rise from the east side of the block between Ogden Street and Poplar Street. The development will span 2,079 interior square feet and will offer features such as a cellar and a roof deck. The development team consists of the V&V Holdings as the owner, Fusa Designs as the architect, and V&V Investment Inc. (doing business as Vardgas Oganisean) as the contractor.

Permits have been issued for a four-story, four-unit multi-family development at 534 North 19th Street in Fairmount, North Philadelphia. Designed by CANNOdesign, the four-story structure will be separated into two halves, each with two residential units, making for four total condos spanning an area of 5,176 square feet.

YIMBY recently reported on the completion of The Maven, a 28-unit rental mixed-use development at 1533 Ridge Avenue in Francisville (alternately Fairmount), Lower North Philadelphia. Designed by CANNOdesign and developed by Khosla Properties, the 23,665-square-foot structure offers commercial space on the ground floor and residences consisting of studios, one-bedroom, and two-bedroom apartments. Tester Construction is the development’s general contractor. Permits list construction costs at $3.9 million. Today we take a closer look at the recently completed development.

A recent site visit by Philly YIMBY has revealed that demolition has not yet started at a single-story commercial building at 1701 Fairmount Avenue in Fairmount, Lower North Philadelphia. Located at the northwest corner of Fairmount Avenue and North 17th Street, the site will be cleared for the construction of a four-story mixed-use building with two commercial spaces and 24 apartments. Designed by Marshall Sabatini and developed by MM Partners, the project will feature roof decks and full sprinkling. Tester Construction Group will act as the contractor. Construction cost is specified at $5.3 million.

Permits have been issued for the construction of a five-story, ten-unit apartment building at 721-23 North 16th Street in Fairmount, Lower North Philadelphia. The development will be situated on the east side of the block between Swain and Brown streets, in an area that may also be described as Francisville. The project will replace a pair of three-story, apparently well-maintained prewar rowhouses and will hold a total of 11,048 square feet of interior space, which translates to a sizable average of 1,100 square feet per unit. The building will feature full sprinkling, a cellar, and a roof deck, which, due to the building’s prominent height, promises to offer sweeping skyline views. Permits list Mountfair Assoc. as the owner and Regis Development Corp. as the contractor. Construction costs are specified at $725,000.

Construction is now fully complete at a two-building rental complex situated at 909 Corinthian Avenue in Fairmount (alternately Francisville), North Philadelphia. Developed by MM Partners, the project consists of The Corinthian, a renovated five-story, 110-year-old building, and la Cour, a newly-constructed, three-story, 14-unit building next door. Designed by Marshall Sabitini and built by Tester Construction, la Cour now appears fully complete, while The Corinthian sports a new logo emblazoned across its facade.

Construction has made significant headway at The Vine, a 24-unit condominium project underway at 1723 Francis Street in Francisville (alternately Fairmount), North Philadelphia. Designed by Gnome Architects, developed by the Stamm Development Group, and constructed by PB+DC (Point Builders and Design Concepts), the project consists of a renovation of the front portion of an existing three-story prewar structure, demolition of its expansive rear section, and ground-up construction of a four-story annex. The complex will hold 20,971 square feet of floor space and feature 18 parking spaces in a ground-level garage. A shared roof deck will offer green plantings, gathering and lounge space, and splendid views of the skylines of Center City, University City, and Temple University. Construction costs are listed at $1.26 million.

YIMBY’s recent site visit has revealed that the exterior is largely complete and finishing touches are being put at the ground level and at the sidewalk.
