Mixed-Use Development Anticipated at 1701 Fairmount Avenue in Fairmount, Lower North Philadelphia

A recent site visit by Philly YIMBY has revealed that demolition has not yet started at a single-story commercial building at 1701 Fairmount Avenue in Fairmount, Lower North Philadelphia. Located at the northwest corner of Fairmount Avenue and North 17th Street, the site will be cleared for the construction of a four-story mixed-use building with two commercial spaces and 24 apartments. Designed by Marshall Sabatini and developed by MM Partners, the project will feature roof decks and full sprinkling. Tester Construction Group will act as the contractor. Construction cost is specified at $5.3 million.

Permits Issued for 404-Unit Development at 650 Fairmount Avenue in Northern Liberties, North Philadelphia

Permits have been issued for the construction of a massive multi-family development planned at 650 Fairmount Avenue in Northern Liberties, North Philadelphia. Designed by ISA Architects, the complex will contain a total of 407 residential units, 60 of which will be affordable, situated within two large apartment buildings and a series of townhouses. The apartment buildings will each rise six stories tall. The first will hold 231,346 square feet of interior space with 207 residences and a roof deck, and will cost $17.6 million to build. The second building offer 90 units, with 97,475 square feet of interior space and a construction cost estimated at $7.1 million. Also included in the development will be 21 single-family homes, 28 duplexes, and 10 triplexes, all available for sale. The complex will offer parking for 221 cars and 111 bicycles.

Completion rapidly approaches at 1801 Fairmount, a five-story, ten-unit mixed-use development at 1801 Fairmount Avenue in Fairmount, North Philadelphia. Also known as 1801-03 Fairmount Avenue, the structure stands at the northwest corner of Fairmount Avenue and North 18th Street, near the southern edge of Francisville, and features ground-level retail and ten luxury condominiums. Philadelphia YIMBY recently visited the site of the nearly finished structure.

Demolition Permits Issued for Commercial Building at 1701 Fairmount Avenue in Fairmount, North Philadelphia

Permits have been issued for the demolition of a single-story, 7,400-square-foot commercial building at 1701 Fairmount Avenue in Fairmount, North Philadelphia. The building is situated at the northwest corner of the intersection with North 17th Street and is currently home to a beverage distributor. Permits list Daj 1701 Partne [sic] as the owner and RLC Contractors Inc. as the contractor. Demolition costs are listed at $12,000.
