A new design is coming to the Civic Design Review for Northbank, a massive development being constructed at 2001 Beach Street in Fishtown. YIMBY has recently shared an update on the first phase of towhouse construction, showing the section closest to the Delaware River underway. However, the other major portion of the property on the far side from the river has remained idle, awaiting finalized plans. Now, it appears that an updated design may be coming to fruition. Northbank will now offer 491 residential units, with a mix of 387 single-family townhomes and 104 duplex units. A total of 781 parking spaces will be included, of which 199 will be located outdoors. ISA remains the architectural firm behind the project.
Construction has made significant progress at Northbank, a large development underway at 2001 Beach Street on the Delaware River waterfront in Fishtown, Kensington. The project replaces a massive vacant swathe of land with a mixed-use complex that will act as a mini-neighborhood of its own. In total, the project will contain just under 900 residential units. The development will be anchored by two large mixed-use buildings and will also include 254 townhouses and 104 stacked homes.
Construction work is making rapid progress on The Block at SoNo (also known as SoNo and SoNo Apartments), a 49-unit mixed-use development located at 456 North 5th Street in Northern Liberties. Designed by ISA Architects, the building stands four stories tall, with three commercial spaces on the ground floor, of which one will face North 5th Street, while the other two will open onto the parking lot at the building’s rear. The upper floors will hold residential units.
The southern portion of Northern Liberties, situated between Center City and North Philadelphia, is located between Spring Garden Street, Interstate 95, the Vine Street Expressway, and 9th Street. The area has notoriously languished as a dead zone for years, comprised of surface lots and industrial buildings, save for a few surviving pre-war artifacts. To the south sits one of Philadelphia’s most desirable neighborhoods, Old City, where history permeates every block. To the north, the core portion of Northern Liberties also features rich history while showing a trendy and modern flare that makes it one of Philadelphia’s hottest neighborhoods. A massive amount of development has taken place in recent years in these two districts, making it even more surprising that the abysmal area between the two has remained as it has for such a long period of time. Thanks to a collection of recent announcements for planned developments, however, this looks to be changing in a big way in the near future. Construction has been completed at El Magnet, a mixed-use development situated at 1151 North Front Street in Fishtown, Kensington. Designed by ISA Architects, the building rises six stories tall and features 1,800 square feet of retail space on the ground floor, 43 residential units, and 13 parking spaces.
