Philadelphia YIMBY’s recent site visit has observed that construction is making progress at a four-story, 42-unit mixed-use residential and commercial development at 1429-31 Federal Street in Point BreezeSouth Philadelphia. The development rises on the north side of the block between South Broad Street and South 15th Street. Designed by Vincent Mancini, the development will span 34,668 square feet and feature retail space at the ground floor, a green roof, and parking for 14 bicycles. Permits list Top Gun Enterprises as the contractor and a construction cost of $3.8 million.

The development at 1429-31 Federal Street stands at a prime site half a block west of the Ellsworth-Federal Station on the Broad Street Line, and could have easily accommodated a building with a much greater height and residential unit count than the one being built at this time. However, we still look forward to further construction progress on the development.

  1. Half wits decide what can be built, how high they may be along with what should be preserved.

At least we got a nice building built to accommodate families and the requisite commercial space on the first floor. Food stores inserted in commercial space where people can walk and carry home food bags soon to be your personal bags.

  2. NEWBOLD* This is the Newbold neighborhood, which is right next to Point Breeze.

It’s a shame the building is home to some drug addicts and their dealer(s). 😪
