Philly YIMBY’s recent site visit has observed sustained construction progress at 3025 JFK Boulevard, a 361-foot-tall, 28-story mixed-use tower at 3025 John F. Kennedy Boulevard at University City, West Philadelphia. Designed by the Practice for Architecture and Urbanism and developed by Brandywine Realty Trust, with Hunter Roberts Construction Group as the contractor, the building will span 559,583 square feet, with commercial and laboratory space on the lower floors with 326 residential units situated above. The building, also known as Schuylkill Yards West, is the first major high-rise to be built as part of the 14-acre Schuylkill Yards megadevelopment. Construction at 3025 JFK Boulevard is expected to cost $180 million.
Since our last visit in February, the exterior cladding has been largely assembled, and the tower appears nearly finished from the exterior, although significant interior fitting-out work remains to be completed.
The majority of the project’s residential amenities are situated in the Lifestyle Club on the 9th floor, which boasts lounge space, a bar, co-working areas, conference and meeting rooms, a game room, a fitness center, luxury locker rooms, a terrace with lap and recreation pool, grills, a lawn, and other forms of recreational activity space.
3025 JFK Boulevard is situated across from the 30th Street Station, one of the region’s busiest rail hubs, and promises to positively animate a centrally located yet forlorn part of the neighborhood. The tower’s crisp, unfussy grid with distinct vertical lines and large floor-to-ceiling windows is unmistakably Modernist, yet a dark brown palette makes a contextual nod to Philadelphia’s classic brick architectural vernacular. We give kudos to the designers at Practice for Architecture and Urbanism for crafting a skyscraper that appears to surpass the imagery seen in the renderings.
3025 JFK Boulevard is the most significant addition to the West Philly skyline since the completion of the Cira Centre towers. The skyscraper, in conjunction with several high-rises built in recent years around the medical district, the development around uCity Square, and The Standard at Philadelphia under construction several blocks to the south, has significantly bulked up the local skyline, though further change is yet to come with the pending future projects at Schuylkill Yards and elsewhere throughout the neighborhood.

Looks great! The views of center city and fairmount park will be amazing! When will 3001 JFK start construction and when will the El station at 30th and market and the tunnel to 30th St station be done and opened?
I recall there is an old tunnel and escalator. It was closed 25 years ago to protect women walking through the tunnel. I don’t know if it will be the same old tunnel or a newly constructed tunnel.
Hopefully 3001 JFK will start construction sooner than later!
