Permits have been issued for the construction of a three-story single-family row house with a finished basement at 308 Porter Street in Whitman, South Philadelphia. The project site is located on a parcel bound by Galloway Street, South 3rd Street, and Shunk Street, facing Porter Street. The Ramtin Group is responsible for the designs. Permits list Armand Builders LLC as the contractor and specify a total construction cost of $230,000. Daku Group LLC is listed as the permit holder.
The project site constitutes a vacant lot spanning an area of 1,765 square feet. The development will yield a total built-up area spanning 3,609 square feet. The single-family row house will rise to a height of approximately 34 feet, ground to roof. The first floor will span an area of 716 square feet, the second and third floors will be 740 square feet each, respectively.
A basement rising five feet high and spanning an area of 740 square feet will also be constructed. The single-family building will also feature a roof deck spanning 673 square feet and a roof deck access structure, along with a pilot house. A rear yard running 9 feet deep and open area spanning 283 square feet will also be developed on the site.
The area is serviced by transit lines such as routes number 4, 17, 29, and 61. A project application has been submitted. The site will have to be prepped with at least 5 feet of excavation before any construction work begins. No estimated construction timeline has been announced yet.
