A recent site visit by Philadelphia YIMBY has observed that construction work is progressing at a six-story, 100-unit mixed-use development at 6515 Ridge Avenue in Roxborough, Northwest Philadelphia. Designed by Ingram/Sageser, the building will hold commercial space on the ground floor. A below-grade garage will offer 40 parking spaces. Permits list Klein & Company Plumbing as the contractor and indicate a construction cost of $5 million.

Clever design, including using the change in grade to create “underground” parking with a minimum of excavation. Using all of the irregular site. Replacing a strip mall. Ground floor retail. Angled walls providing a variety of views.
And a building which will attract plenty of customers to sign on the dotted line to fill up the building plus have convenient stores to satisfy their needs.

And all for $50,000 per unit!
It sure beats its predecessor! Right next door to the tidiest repair shop.
