Permits Issued for 934-36 West Dauphin Street in North Philadelphia East

Permits have been issued for the construction of a multi-family development at 934-36 West Dauphin Street, parcel B in North Philadelphia East. The new building will rise three stories tall and contain three residential units. A pilot house at the top of the structure will provide access to a roof deck. In total, the building will span 3,935 square feet of space. Anthony Maso & Design is responsible for the project’s design. The project is one of two new triplexes planned for construction at the site.

The new building will feature a modern exterior that is very similar to designs found at other new projects in the surrounding neighborhood. Brick will rise the building’s full height, coating the entirety of the ground floor while rising in thinner columns on the upper floors, on these floors, a large, boxy bay window will occupy the center of the structure and will be clad with metal panelling.

The new triplex will rise on what is currently a vacant lot. The lot, once just a small piece of a staggering sea of vacant land, is now seemingly on the later end of removal in the area. That said, this property certainly  isn’t anything too different from other properties in the areas the lot is simply an unkempt patch of grass with a small wooden fence meeting the sidewalk. It doesn’t seem to contribute much to the surrounding area.

With this said, the new project will be a big improvement at this site. The removal of the vacant lot and its replacement with new residential density is a big step in the right direction regarding the neighborhood’s repopulation. The additional planned triplex immediately next door will continually help benefit the area in the future in terms of its provided density and removal of a vacant lot as well. Considering the property’s close proximity to Temple University, it is likely that future tenants will be affiliated with the institution in some way, but if not, transit access to the Broad Street Line is offered just a few blocks to the west for this slightly longer commutes and journeys.

No completion date is known for the project at this time.
