Permits Issued for 1916 Bainbridge Street in Graduate Hospital, South Philadelphia

Permits have been issued for the construction of a new multi-family building located at 1916 Bainbridge Street in Graduate HospitalSouth Philadelphia. The new building will rise four floors and will contain three residential units. At the top of the new building, an access structure will provide a route to a roof deck that will act as an amenity space for the building. In total, the new building will span 4,915 square feet of space. Mass Architecture Studio is the firm behind the project’s design.

Unfortunately, there aren’t any rendering or elevations available for the building at this time. Diagrams suggest a typical design for the neighborhood however, with a brick facade and slanted cornice at the top of the structure. Windows on the upper floors appear to have Juliette balconies, and the roof deck will be set back from the street in order to be less visible.

The building is replacing a former rowhome that once stood on the site. The home featured a classic Graduate Hospital facade and was a reasonably attractive building: The structure’s brick facade was painted green, though many brick detailings were still visible. The structure was capped by an attractive black cornice that offered plenty of smaller design elements that capture onlookers’ attention. However, reminiscing the home’s nicer design details is no longer entirely relevant-the home has since been demolished and the site now rests temporarily as a vacant lot in an area with very few such properties.

By the numbers, the new building is a good addition for the block. The residential unit count at the site will increase from one to four. Considering the ratio between unit count and square footage, it seems quite possible that these residential units will be brought onto the market as condos for sale rather than apartments for rent. Of course, it is still somewhat unfortunate to see the loss of the classic neighborhood home, although considering the ever-increasing residential demand in this neighborhood, it is quite possible more projects like this will be proposed in the neighborhood in the times to come.

No completion date is known for the project at this time.

    If the street tree is removed to facilitate construction, it should be replaced.
