Recently, Phiadelphia YIMBY covered a submission to the Philadelphia City Planning Commission’s Civic Design Review committee for a four-story mixed-use building proposed at 6225 Germantown Avenue in Morton, Northwest Philadelphia (the project also goes under a full address of 6225-27 Germantown Avenue). The development team includes Ingram Sageser as the architect and Ambric Technologies as the civil engineer. Today, YIMBY shares further details on the proposal, with a particular focus on building program and floor plans.

The planned building will be constructed on the east side of Germantown Avenue upon a 17,416-square-foot site between East Tuplehocken Street and East Washington Lane. The site is zoned as CMX-2 (where commercial structures currently stand), though zoning variances are required for the development to proceed. The development will offer 38,515 square feet of residential space, 925 square feet of commercial space, and 12,213 square feet of basement space dedicated for storage, utility, and parking space, with 27 parking spots.
