Plans show a narrow three-story building with a cellar level, covered front porch, side entry, rear yard, and a six-foot-high fence at the rear of the lot. The submitted site plan lists a 15-foot lot width, 60-foot lot depth, 104.85 square feet of front yard area, and 144.98 square feet of rear yard area. The zoning table lists a proposed open area of 249.83 square feet, equal to 27.76 percent of the lot.

The elevations show a contemporary attached residential structure with a flat roof, a proposed zoning height of 35 feet 6 inches, and façade treatments that include masonry, horizontal cladding, projecting upper-floor bays, punched windows, exterior stairs, and a porch railing at the main frontage. The front elevation shows the covered porch and entry composition, while the side elevation shows the side stair, side entry, and rear-yard fence condition.

The approval adds a small-scale residential infill project to a compact RM-1 parcel along L Street. With zoning and building approvals now in place, the development may proceed as a two-unit attached building, with the approved plans defining the structure’s height, lot coverage, open space, setbacks, and right-of-way encroachments.
The property sits at the corner of L Street and Carey Street, near Merritt Square Park. The estimated construction timeline has not been revealed yet.
