81-Unit Development Revealed at 4701-15 Kingsessing Avenue in Squirrel Hill, West Philadelphia

An 81-unit multi-family development has been revealed at 4701-15 Kingsessing Avenue in Squirrel Hill, West Philadelphia. The site sits at the northwestern cornet of the intersection of 48th Street and Chester Avenue. Designed by JKRP Architects, the development will rise four stories and contain 55,720 square feet of floor space. 45 new parking spots will also be included in the development, with two set to be ADA accessible, three reserved for electric vehicles and one for a car share. Additionally, the 40 spots currently existing at the property will remain, so a total of 85 parking spaces will be located at the site upon completion.

The building will feature a stately façade designed to match the structures that have stood in the area for decades. The design consists of a red brick exterior with light-colored sections and cornices atop the structure, adding elegance to the design and allowing it to fit in with the surrounding neighborhood. Large windows will allow an abundance of natural light to enter the residential units.

Squirrel Hill is notable for its abundance of shade, coming from massive old growth trees that line the sidewalks. In deference to its environment, the development will feature many street trees that will contribute shade to the sidewalks. The building will be set back from the street, breaking the prevailing street wall. This design also features green space to be located on both sides of the sidewalk.

Squirrel Hill is a growing neighborhood, although new development is a rarity in part due to a lack of available vacant space. The new structure will add density to the area, benefitting the local businesses.

The amount of parking provided within the project seems unnecessarily high, considering that the project is located directly adjacent to the route 13 SEPTA Trolley Line on Chester Avenue. Additionally, the 49th Street station on the Media-Elwyn SEPTA regional rail line is located just a block to the southwest.

No completion date known yet, though the structure may be completed by 2022 or 2023.
